Build to Rent specialists, Novus Group is further expanding their portfolio with the acquisition of a $210 million development site at 39-43 Hassall Street, Parramatta. This will be the second acquisition for the Novus Build to Rent Trust in partnership with M&G Real Estate.
Positioned on a corner site (Hassall Street and Harris Street) and fronting Robin Thomas Reserve, Novus on Harris will provide future residents with views spanning over the park and Sydney CBD, with an abundance of amenity and transport in close proximity.
The site will deliver a mixed-use precinct with retail and commercial space, in excess of 200 apartments with a diverse offering of studio, one, two- and three-bedrooms units and associated amenity with a focus on health and wellness.
Market leading architecture and interiors firm Rothelowman won the Design Excellence Competition to lead both the interior and exterior design, in partnership with town planners, Think Planners.
With the development application to be submitted before Christmas and construction set to commence mid-2023, Novus on Harris will provide a new level of apartment living to Western Sydney.
At the geographical centre of Sydney, Parramatta continues to see significant investment in transport, education, health, culture, retail and commercial infrastructure. Given the climate conditions of Western Sydney, ranging from minus figures in winter to almost 50 degrees Celsius in summer, high density and sustainable builds are more favourable.

Rothelowman Principal Ben Pomroy, says, “The architecture responds to the environmental factors of the area, with each façade tailored to its specific climactic context using different materials, colours and tones. “With any Build to Rent project, communal spaces and a strong amenity offering, considering the end user is integral. The flexible shared spaces at Novus on Harris will seamlessly integrate residents from their local community to their home,” Pomroy says.
The ground floor has been conceived as a platform that touches the ground lightly, resting above the street level. The main lobby and communal facilities for residents is situated at level two, among the tree canopies, connecting residents to the natural environment. The residential development will feature a rooftop consisting of intimate terraces, large social sundecks, barbeque areas, yoga and picnic lawns and a private dining and lounge.
In consultation with two Parramatta locals; Teribelang-Bunda artist Geoff Sellman & designer Simon Alexander Cook, Novus on Harris is designed with Country and respects local landscape and biophilia, incorporating materials and hues inspired by local context creating a meeting place of meaning that is connected to the park, river and the creek at the edge of the city.
