Novus on Harris marks the first BTR project in New South Wales to successfully go through the State Government SSDA BTR Approval pathway.
Situated on one of the last remaining Robin Thomas Reserve frontages with never to be built out views back to the Sydney CBD, Novus on Harris features over 200 purpose-built rental apartments across 34 levels containing a mix of studios, one-, two- and three-bedroom homes, alongside ample resident amenity and extensive transport links at its doorstep.
Basement retention works have kicked off the build and will continue through to mid-2025 when the tower structure will begin to form up to the 34-level height of the building.
Novus CEO, Adam Hirst, said this was an important moment for the company, finally breaking ground in New South Wales after 3 years.
“We are extremely pleased to see this project commence construction. Our core focus remains on the eastern seaboard of Australia so to now officially have an asset coming out of the ground in NSW helps cement our standing and positions us for further expansion and growth.
“We submitted the DA for our next NSW project with M&G Real Estate, Novus on Albert in Chatswood, earlier this year where we’re awaiting the outcome on a further ~200 purpose designed BTR apartments.
“Our core mission is to create homes for 10,000 people and the team is excited and energised that we are well and truly on track to achieving that.”
Novus on Harris is one of three BTR projects being undertaken by the Novus Build-to-Rent Trust, where M&G Real Estate is the majority owner and Novus is the co-owner, developing and operating partner. The other two projects being Novus on Sturt in Southbank and Novus on Albert in Chatswood.

Practical completion of the project is estimated to be in 2027 when Novus will commence leasing and operations of the asset.
