Southbank project Novus on Sturt officially breaks ground

Construction has officially commenced on Novus on Sturt, an innovative 173-apartment project located at 153 Sturt Street, Southbank, Victoria.

Construction has officially commenced on Novus on Sturt, an innovative 173-apartment project located at 153 Sturt Street, Southbank, Victoria. The market-leading build-to-rent product has been designed by architecture and interiors firm Rothelowman in collaboration with developer Novus and builder Hamilton Marino as an exemplar for the fast-growing sector.

Novus on Sturt is poised to spearhead the residential revitalisation of the city’s Arts Precinct, conveniently located amongst key cultural institutions. The building is designed to honour its surroundings, with the northern façade featuring curtain-like sun-shading fins that echo the theatricality of the precinct.

Residents and visitors are welcomed by a ground-level café and wide stairway leading to a double-height atrium and expansive art wall, nourishing the creative spirit of the community with a rotating public art commission.

Through considered design based on Novus’ market-leading research, the project will deliver 173 premium apartments ranging from furnished and unfurnished studios to one- and two-bedroom apartments. Rothelowman’s design excellence is evident in all facets of the interior design, with a base palette of robust materials including hard-wearing timber floors and exposed concrete soffits.

A key appeal of Novus on Sturt is the flexible shared space, designed to be reconfigured and offering residents the freedom to customise their space. Rothelowman has designed a range of programmed spaces including an open-air dog run and wash stations atop the building’s podium. Residents will benefit from a range of creative and lifestyle facilities, with a gym, outdoor pool, music rooms, workshops, and art studio space at their disposal.

With completion scheduled for mid-2024, Novus on Sturt will provide future residents with access to the best lifestyle and cultural institutions the city has to offer.

Kim Lowman, founding principal of Rothelowman says, “We are thrilled construction has commenced on the innovative build to rent development, Novus on Sturt. The team at Novus, drew upon their previous BTR development experience in optimising rental product, unit mix, and amenity offering. Rothelowman crafted the design to reflect its location, celebrating the flavours of the Arts Precinct.”

“A tailored approach to design is crucial to the success of engaging the local market. Second to location, tenants are attracted to a unique set of amenities and value propositions, with a strong focus on community,”
Lowman says.

Jason Goldsworthy, Co-founder and Chief Development Officer of Novus says, “The commencement of construction at Novus on Sturt is an exciting milestone in our mission to create homes for 10,000 people. At Novus, we aim to empower our residents to experience a lifestyle underpinned by a focus on wellbeing and exceptional service and Novus on Sturt will exemplify this offering.  Working alongside the team at Rothelowman we are proud of what we are creating at Novus on Sturt and look forward to welcoming residents in 2024”.
